Floor area in square feet, multiplied by a scope tier (assembled kit, built wood or built premium), a complexity factor for site and shape, plus add-ons like a slab, screens, a metal roof upgrade or electrical. It is calibrated so a 100-square-foot assembled kit lands near Angi's overall average and a 100-square-foot built wood gazebo near the low end of Fixr's $7,500 to $10,000 for a 10-by-10. It does not price your soil, your permit office or a kit that turns out to be short a box.
Use the calculator to judge proposals, not to negotiate. A proposal well below the range for the same scope has probably excluded the base or the return visit; one well above it should be able to explain the octagon, the slope or the metal roof. Either way the gap is a question to ask, not a reason to walk away.

No. It is a planning range built from national cost guides, mainly Angi's July 2026 tables and Fixr's 2025 guide. Frost-depth footings, permit fees, freight, site access and shape all move the real number. Use it to judge whether written proposals are reasonable, not as a figure to bargain against.
Because the averages differ by scope. Angi's and HomeAdvisor's $4,766 averages include many kit installs; Fixr's $8,750 describes a professionally built 10-by-10. Pricing both with one rate would mislead in one direction or the other. Pick the tier that matches the proposal you are checking.
Partly. The add-ons include a shingle or metal re-roof by floor area, screens and a floor replacement, which cover most cosmetic scopes. Structural repairs like post replacement are priced per item on the restoration page's cost table, because they depend on what the assessment finds.
