Gazebo Guidebook · Gazebo Restoration & Repair cost guide
Gazebo repairs price as a list: shingle re-roofing at $3 to $5 per square foot and metal at $5 to $30 in Angi's 2026 table, a prefab screen kit at $500 to $800, post replacement at a few hundred dollars per post, and a finish job on a 10 to 12 foot wood structure up to about $1,500. A roof, screens and finish restoration typically lands between $2,500 and $6,000.
A restoration bid is a menu, and this page prices the items. The restoration service page covers the assessment and the order of work; the repair versus replace comparison covers the threshold at which the menu is longer than a new structure. Here the question is only what each line costs, how labor and material split, what the season does to the bill and what to leave off if the total is too high.
Houzz's 2026 study found 41% of outdoor renovations were triggered by deterioration, and Angi's 2025 Pulse found 62% of homeowners more concerned about affording maintenance. A gazebo is one of the more forgiving structures to restore in stages, and the cost table and calculator below work best when the list is split into necessary and optional.
| Item | Low | High | Unit | Notes |
|---|---|---|---|---|
| Asphalt shingle re-roof | $3 | $5 | per sq ft | Angi 2026 roofing table |
| Metal re-roof | $5 | $30 | per sq ft | Angi 2026 roofing table |
| Screen kit, prefab | $500 | $800 | flat | Inch Calculator |
| Composite floor replacement | $15 | $40 | per sq ft | Angi 2026 flooring table |
| Post replacement, labor | $350 | $700 | per post | About a carpenter's day at $70 per hour (Fixr) |
| Stain or seal, labor and material | $400 | $1,500 | flat | Typical for a 10 to 12 ft wood gazebo; confirm locally |
Many restoration pros include a look at the structure in a free estimate visit; a written assessment with photographs and a necessary-versus-optional list is sometimes a small fee, often credited against the work. It is worth paying when the structure is old, when a sale is coming, or when the first quote was a single number. The assessment decides whether the money goes into posts or into paint, and Fixr's $8,750 national average for a new, professionally installed 10x10 gazebo is the number a repair must beat, which starts with knowing what is actually wrong.
Do the twenty-minute check yourself first: probe the posts at grade, push the frame, look up at the hub. If the posts are soft and the frame sways, skip the finish quote and ask for structural pricing; if they are sound, the list is roof, screens, floor and finish, and the rest of this page applies.
Angi's 2026 roofing table gives shingles at $3 to $5/sq ft, metal at $5 to $30/sq ft and polycarbonate at $10 to $20/sq ft; Inch Calculator's $500 to $800 figure spans roofing at $3 to $20. On a 12-foot octagon with 150 to 180 square feet of roof, a shingle job runs roughly $500 to $900 and a mid-range metal job $1,500 to $3,000, plus stripping and disposal of the old roof. The hub or cupola is its own line, an hour or two of labor and a few hundred dollars for a cupola.
The change order to expect is rot under the old roof: soft sheathing or rafter tops at the hub that only show once the shingles are off. Ask the bid to state a unit price for sheathing replacement and rafter repair so the surprise is priced before it happens. Octagons cost more per square foot to roof than rectangles because of the eight hips; ask for the roof area on the bid.

Post replacement is priced per post: the frame is shored, the post cut out, a new post set on a standoff base and the connections remade. At Fixr's carpenter rates that is about a day, a few hundred dollars per post plus material, more if the footing under it has to be dug and poured. Sistering a soft post base with a new section is cheaper but rarely lasts. Adding knee braces and metal connectors to a racked frame is a half day plus hardware.
The threshold is the count. One post is a repair; three or more, or a rotted hub with rafters to replace, approaches the labor of a new build, which Fixr puts at about $7,000 on a 9-foot structure. Modern Shade's average lifespan of 10 to 20 years is the context: a structure at the end of that range with a long structural list is usually replaced.
A prefab screen kit for a known model is Inch Calculator's $500 to $800 in product plus a couple of hours to fit; custom screen panels for an old octagon are made to each bay and cost several times that. Floor replacement follows Angi's flooring table: composite at $15 to $40/sq ft, wood at $10 to $50/sq ft, and if the joists are soft the framing is the larger cost. Railing replacement is priced per section and is mostly cosmetic unless the posts it attaches to are the problem.
These are the optional list on most restorations and the place to stage the work. Roof and structure this year, screens and floor next, is a common and sensible split. Houzz found 47% of surveyed homeowners repaired something in 2025; staging keeps a gazebo in that column rather than the replacement one.
A labor-and-material finish job on a 10 to 12 foot wood gazebo typically runs a few hundred dollars to about $1,500, depending on preparation, whether the old finish must be stripped, the number of coats and the access to the roof trim. Doing it yourself costs the product and two weekends. Amish Wholesale Gazebos describes the interval as every 1 to 2 years, so over a decade the finish line is five to ten jobs, which is the largest recurring cost on a cedar or pine gazebo.
A pro's price is lowest when the wood is clean and dry and highest when a failed film finish has to come off. Penetrating oil finishes cost less to renew than film finishes and are the usual recommendation for an outdoor structure. Vinyl and metal gazebos replace this line with a wash and a fastener check, which is the whole argument in the cedar versus vinyl comparison.

Restoration is labor-heavy: on a re-roof the material is a few hundred dollars and the labor most of the rest; on post replacement the same; on finish, the product is a fraction of the labor. That means regional labor rates move a restoration bill more than a kit price, and a metro quote can be a third above a rural one for identical work. It also means staging the work to a single visit saves mobilization; three small visits cost more than one long one.
Season matters. Spring after thaw is when damage shows and when finish cures well; fall is fine for roofing and structure but poor for finish in cold regions. In the humid South, where Modern Shade gives gazebo life of only 7 to 12 years, repairs come sooner and the vinyl or aluminum replacement argument arrives earlier. The regional page covers the calendar; the calculator prices a replacement for comparison.
Three typical budgets: a sound 10-foot square with a tired roof and grey wood, shingle re-roof with hub re-flashed and a finish job, $1,500 to $3,000; a 12-foot octagon needing a metal re-roof, a cupola, a screen kit and finish, $3,500 to $6,500; the same octagon with two soft posts and a rotted hub, $6,000 to $10,000, which is where the replacement comparison begins. Add an electrician at Fixr's $40 to $120 an hour if a circuit is part of the list.
Cut in this order: railings, then floor upgrade, then screens, then the finish if you will do it yourself. Do not cut the hub detail, the post bases or the sheathing repair under the roof; those are the reasons the last restoration failed. If the necessary list alone approaches half of a new build's labor, stop and price the replacement before spending on the old frame.

Many carpenters and handyman services set a half-day minimum, commonly a few hundred dollars, which covers small jobs like re-flashing a hub, pressing lifted shingles or replacing a railing section. Bundling several small items into one visit is the way to make the minimum work for you, such as pairing a hub re-flash with a screen kit, which Inch Calculator prices at $500 to $800. Ask about the minimum before booking a single small item.
If the rafters are sound, re-flashing the hub or fitting a cap is an hour or two of labor plus flashing, usually well under the price of a re-roof. Adding a cupola during the fix is a few hundred dollars in material and solves ventilation too. If water has rotted the rafter tops, each rafter end is a repair and the job grows; that is the change order to price before the roof comes off.
Compare the repair list with the kit price HomeGuide gives, $3,600 to $8,600, plus assembly. A hardtop with a bent panel or worn fabric is cheaper to repair with manufacturer parts; a cedar kit with soft posts and a failed roof often costs as much to restore as a new kit assembled on the existing slab. Parts availability decides: if the maker no longer stocks the model, replacement is usually the answer.
There is no gazebo-specific figure. The nearest benchmarks in the National Association of Realtors' 2023 report are a new patio recovering 95% of cost and 97% of Realtors saying curb appeal matters in attracting a buyer. A modest restoration before listing removes a liability and adds a photograph; a full replacement before sale rarely returns its cost. Restore for your own use, tidy for a sale.
A licensed electrician at Fixr's $40 to $120 an hour, a trench for conduit around any existing slab, a circuit from the house, weatherproof fixtures and a permit. Around an existing slab the trench route is longer than it would have been before the pour, so expect more than the $900 the calculator uses for a new build. Solar and low-voltage fixtures avoid most of this at the cost of light output.
Yes, and it is often the sensible plan: roof and structure first, because delay there compounds; screens, floor and railings the following year. Finish should go on in the first season on bare wood regardless. Ask the pro to price the whole list once with the stages marked, so the second-year work is a known number rather than a new estimate at a new rate.
Because the scope is a list and each pro reads the structure differently. One prices a re-roof over the old sheathing, another strips and replaces it; one sisters a soft post, another replaces it on a new base. Ask each for the assessment findings and a necessary-versus-optional split so you can see which list you are being quoted. The lowest number is often the shortest list, not the best price.
